Choosing the Right California Real Estate Agent to Sell Your Home

Now that you’ve decided to put your home up for sale, it’s time to think about how you plan to get the most return on your investment. The key to selling your home for the highest amount possible is by trusting in the knowledge and experience of a seasoned real estate agent.

A quick internet search will likely bring up several real estate agent options. But, an agent’s online profile can only tell you so much. Sit down with friends and family members who have sold their homes in the past and pick their brains about the agents they chose. Real and honest reviews from people you trust will help you get started in your search.

My brother is a real estate agent. Can’t I just have him help me?

Input from friends and family can be a valuable resource if you’re on the fence about choosing an agent. However, someone outside of your inner circle is best suited to handle the process of selling your house. Despite the best efforts of any real estate agent, selling a home can have its stressful times. Transactions that have large sums of money on the line strain personal relationships when it’s time to make tough decisions. Avoid permanently damaging the ties between you and your loved ones by leaving official business matters in the hands of an unbiased professional.

What kind of real estate agent do I choose?

Not all agents are created equal. Different agencies can offer expertise in different areas. Find out what category your home falls under and find an agent who specializes in selling your type of home. Whether it be a waterfront, luxury, or Victorian style home, finding an agent who is knowledgeable of your property’s features will make it stand out to potential buyers.

I found an agent I like. What now?

Before you put all your eggs in one basket, take some time to meet with the agent you choose. This agent will be your personal representative to all potential buyers, so you want to make sure that their ideas and priorities match your own. Meeting them in person will allow you to truly see if they are a trustworthy, experienced, and knowledgeable agent. Don’t be afraid to ask plenty of questions. How long do their homes typically stay on the market? Do they need to lower prices to sell a home? What is their plan on marketing your home to potential buyers? Gather all the information you want to have before you enter any contractual obligation with an agent.

right-real-estate-agent-2-rachael-hughelI called twice, but they haven’t returned my call. Should I call again?

An agent who can’t easily be reached by you is an agent who can’t be easily reached by buyers, either. If the agent you initially chose is slow to respond or doesn’t respond at all, it’s time to scratch them off your list and contact the next agent. You want someone on your side which is available to you, and buyers, whenever the need arises. Communication is critical when dealing with a major transaction and an agent who can’t even be bothered to return your call or e-mail does not deserve any of your time.

They promised to sell my house in 5 days. Isn’t that awesome?

Selling your home in 5 days does sound superb, but is unrealistic for most home sellers. Listen to the flashy promises from an agent with caution. Selling a home can sometimes fall short of being a sunshine filled experience, so an agent that is honest and can give you straight answers without the glitter and gold will prove most beneficial in the long run.

Once I find an agent, I just let them handle everything?

A real estate agent is there to handle the ins and outs of paperwork, marketing, and overall planning. That doesn’t mean that you can’t be involved in the process. Ultimately, you are behind the reigns and have the final say in how you wish to sell your home. Go over all your expectations and desires with your agent. Trust them to work on your behalf once they understand your needs. Check in periodically and consult with them to make sure that things stay on track just as you envisioned.

What if I decide they don’t meet my needs?

Sometimes you and the agent you chose will end up clashing somewhere during the home selling process, and you may want to switch to another agent. To avoid any miscommunication or awkward proceedings, find out what the exit procedure and penalties are before you begin working with an agent. Knowing from the start how you can cut ties with your agent easily and quickly will alleviate stress if you should go down that road in the future.
